Why It Matters
Census data showed that out of the some 86.6 million owned households in the U.S., approximately 21.6 million paid a condo or HOA fee in 2024. Previous data also showed that the proportion of single-family homes built within HOAs has increased from 49 percent in 2009 to 65 percent in 2023.
According to a September 2024 survey by home repair and maintenance services company Frontdoor, 70 percent of people would prefer to purchase a home in a community without an HOA.
What To Know
Realtor.com analyzed 300 metros and retained the ones with large proportions of HOAs—i.e. those that have a higher share than the national average (43.6 percent). In Florida, between 2019 and 2023, the median monthly condo association fee surged by nearly 60 percent in Miami-Dade County, from $567 in 2019 to $900, according to Florida Realty Marketplace. In Broward County, fees climbed more than 56 percent during the same period.
Florida state Representative Juan Porras, a Republican, introduced a bill in 2025 that would allow homeowners to dissolve their association by majority vote, among other changes. In January 2026, it passed the Housing, Agriculture and Tourism Subcommittee, paving the way for future votes.
According to the United States Census Bureau, in 2024, people in New York, the District of Columbia and Hawaii paid the highest monthly median HOA fees.
New Yorkers paid the most ($739) in median monthly HOA fees in 2024. The District of Columbia came next, at $505 per month. In Hawaii, the median monthly fee was $470.
What People Are Saying
Porras wrote on X: "Floridians have been asking for real HOA reform, and we’re delivering. HB 657 creates a transparent, fair, and efficient Community Association Court system that protects homeowners and allows for the people to decide if they want to continue living in an HOA. Proud to lead on this effort."
What Happens Next
Prices associated with HOAs are likely to change in line with inflation and other housing market changes.
